Granny Flat Policy Overview (Effective 15 January 2026)
From 15 January 2026, certain Granny Flats (small standalone dwellings or detached minor residential units) may be built without building or resource consent, provided all exemption conditions are met:

• Single-storey, standalone dwelling
• Maximum floor area of 70m²
• Simple design compliant with the NZ Building Code
• All exemption criteria fully satisfied
• Work carried out or supervised by Licensed Building Practitioners (LBPs)
• A Project Information Memorandum (PIM) must be applied for prior to construction

Even where exemptions apply, careful site assessment and proper documentation remain essential to avoid delays, compliance risks, or future issues.
